Condo Control is a condo and HOA management platform that started with a board member’s frustration. CEO Brian Bosscher bought a condo in 2006, joined his building’s board, and built software to fix the gaps in communication and record keeping. The company says it has been running since 2008, and today it describes itself as serving more than 3.5 million residents.

What it covers

The current platform joins association accounting (accounts payable and receivable, billing, bank reconciliation, budgeting and reporting) with day-to-day operations: maintenance requests, tasks and escalations, violations, vendors, amenity bookings and package, visitor and security logs. Residents get a branded portal and iOS and Android apps for payments, requests, bookings and notices. Boards get dashboards, documents, minutes and e-voting with proxy support.

Condo Control does not publish prices. Its pricing page asks you to pick Self-Managed or Management Company, choose a unit range (0-99 up to 500+) and request a custom quote. Features are grouped into three packages: Standard Living, Modern Living and Premium Living, with add-ons such as amenities, violations, security logs, voice and text, and e-voting. Expect to book a demo before you see a number.

Where it falls short

The lack of public pricing makes it hard to compare against tools that list per-unit rates. Several operational modules are add-ons, so the quote depends on which ones you switch on.
